Focus on Farmland 

Frequency: Bi-weekly 

Content: Hammond Realty’s Focus on Farmland bi-weekly email provides clients with insight into the farmland market by examining recent changes in the status of listings. In addition to new listings, this email provides an overview of everything that is transpiring in the marketplace. Status updates include: 

  1. New Listings: These are brand-new purchase opportunities. It can also include refreshed or relisted properties with price improvements and/or amendments. 
  2. Price Reduced: Price reductions are typically used to adjust prices to market conditions (softening buyer demand), remedy overpricing, generate new interest, and expedite a sale. 
  3. Modified Listings: These listings have recently changed with a partial sale. Partial sales result in an amended listing price on the remaining property available for sale. Opportunities may now exist that did not exist before. A modified listing can also include improved packaging and/or pricing of individual parcels. 
  4. Back on the Market: These listings had a conditional sale that recently collapsed. The Seller is no longer committed to a prior contract. This may present an opportunity for interested buyers who missed securing a purchase earlier. 
  5. Sale Pending: These listings have recently accepted conditional offers. Any additional purchase interest would be in a backup position. 
  6. Sold/Leased: These listings have unconditional contracts of purchase and sale (or lease) in place. The sale is firm and binding upon both parties. Upon titles transferring to the new owner, these listings are removed from our website.
