Joint Venture Preferred

RM of Lacadena No. 228, Saskatchewan

Shamrock Farms Ltd. is offering an exceptional opportunity to farm approximately 6,103 ISC title acres, including approximately 5,795 SAMA cultivated acres, located in the RM of Lacadena No. 228.

This is a substantial, well-established farming operation consisting of productive farmland that has been very well farmed and maintained in excellent condition. Shamrock Farms has placed considerable emphasis on sound agronomic practices, fertility, weed control and overall land stewardship. Maintaining this high standard will be an important consideration in selecting the next farming partner.

The farmland has been divided into five separate packages, providing flexibility for both larger operators and neighbouring farmers. Interested parties may submit proposals on the entire land base, an individual package, or any combination of packages.

Joint Venture Preferred

Shamrock Farms' preference is to establish a Joint Venture farming arrangement with an experienced and capable farming partner.

The final structure, participating interests and economic terms of the Joint Venture will be negotiated with the selected JV Partner.

While a Joint Venture arrangement is preferred, cash rental proposals will also be considered.

Farmland Overview

The complete offering consists of approximately 6,103 ISC title acres and 5,795 SAMA cultivated acres.

The farmland features a significant concentration of productive Sceptre Heavy Clay soils, together with other soil associations represented throughout the property.

Recent crop rotations across the farm have included canola, durum, hard red spring wheat, large green lentils and small green lentils.

The size and configuration of the offering provide an opportunity to add meaningful scale to an existing farming operation, while the five-package structure provides flexibility for neighbouring and regional farmers interested in specific blocks of land.

The package structure provides prospective farming partners with considerable flexibility. A larger operator may choose to pursue the entire land base, while neighbouring and regional farmers may focus on the individual packages that best complement their existing operations.

Five Flexible Land Packages

Farming partners may submit proposals for:

  • the entire farmland offering of approximately 6,103 ISC title acres and 5,795 SAMA cultivated acres;
  • any individual package from Package 1 through Package 5; or
  • any combination of two or more packages.

The Landowner may select a single farming partner for the entire property or a combination of farming partners for the individual packages.

Selecting a Farming Partner

Shamrock Farms is looking for more than simply the highest rental rate. An important objective of this tender is to identify a farming partner capable of maintaining the excellent condition and productivity of the farmland while establishing a strong working relationship with the Landowner.

The successful farming partner will be expected to continue the standard of land stewardship established by Shamrock Farms, including appropriate crop rotations, fertility management, weed control and sound agronomic practices.

 

When evaluating proposals, consideration may be given to:

  • proposed Joint Venture or cash rental terms;
  • farming experience and track record;
  • agronomic practices and crop rotation;
  • fertility and weed-management practices;
  • equipment, labour and operational capacity;
  • financial strength and reliability;
  • ability to efficiently farm the applicable land package or packages; and
  • demonstrated commitment to maintaining the farmland in excellent condition.

Preference will be given to a farming partner whose operating philosophy, farming practices and approach to land stewardship align with the standards established by Shamrock Farms.

Joint Venture Proposals

The final Joint Venture agreement will establish the respective responsibilities and participation of the Landowner and JV Partner, including matters relating to crop planning, crop production, specified input costs, crop marketing, crop insurance and the sharing of agricultural risks and returns.

The Landowner intends to remain actively involved in agriculture, and the Joint Venture structure is intended to provide meaningful participation by both the Landowner and JV Partner in the farming operation.

Cash Rental Proposals

Cash rental proposals are also welcome and will be considered alongside Joint Venture proposals.

Parties submitting a cash rental proposal should clearly identify the package or packages being bid on, the proposed rental rate and any other material terms or conditions forming part of their proposal.

The Landowner is not obligated to accept the highest cash rental proposal. The overall quality of the proposed farming relationship, operating capability and commitment to maintaining the farmland will form part of the selection process.

The Landowner reserves the right to accept a proposal for the entire farmland offering, an individual package, or any combination of packages. The Landowner further reserves the right to negotiate with one or more parties and is not obligated to accept the highest or any proposal received.
