This land is located 3.5 miles (approximately 5.7 km.) east from #4 Hwy junction with the Valley Centre grid. This is a chance to acquire four (4) quarters that are basically joined to each other, three (3) quarters deeded plus NE-28-32-14-W3 is government lease. The transfer of the lease will be subject to Land’s branch approval with the purchase of land if the buyer meets the current criteria . The SW-34-32-14-W3 is on the east side of a bladed seasonal road. Moving livestock is as simple as walking the cattle across the road. Every quarter has water on it, one dugout on each quarter. Also, the NE-33 and SW-34 both have bored wells. The NE-33 has an artesian (flowing) well on it. The SW-34 has a bored well (157 ft. deep) with water within 12 feet of the surface at time of drilling as indicated on the driller's report. It is currently capped to accommodate cultivation over it. The SW-34 and NE-33 currently have cultivated areas that can be re-seeded to grass or seeded to cereals or other greenfeed alternatives for swath grazing or greenfeed production. All the land is fenced with 3-strand barb wire. Current grass stand is good even with the drought. The NE quarter is cross fenced to separate the cultivated crop acres from other grazing area.
