This very attractive package of 6 farmland quarters is located approximately 8 miles southeast of Battleford, Saskatchewan.

A detailed break down of estimated acres on a per parcel basis is in the attached brochure.

Grain Farmland
There are approximately 482 acres currently being cropped. The soil is comprised of a medium quality black soil (Meota to Cutknife associations). Set adjacent to the river valley, the topography is gently sloping to gently sloping and rolling. The weighted average soil final rating is 49.5. With the arable hay acres, there is potential to crop approximately 665 acres in total. Grain bins are NOT included but are negotiable.

Arable Farmland in Hay Production
There is an estimated 152 arable acres currently in hay production. These acres were seeded at one time and could be brought back into crop production. They are currently utilized in conjunction with the native pasture acres with some cross fencing.

Grazing Acres
There are two creeks that merge on the property, flowing from west to east towards the river. They typically run in the spring and fall. There is a dugout located in the north creek (NE 25) that provides additional watering capacity. There are approximately 115 acres of native pasture, bush and wetlands currently being grazed. Combined with the adjoining hay acres, they make an excellent improved grazing package. This area has good 3 and 4 strand barbwire with some sucker rod posts. If the buyer was not going to use the hayland or pasture for grazing, the Seller would be willing to remove and keep the fence and posts.
