1) Grain Farmland
The NW 1, SE 12, and southerly portion of SE 4-51-13-W3 are cultivated and currently in grain production. Parcels possess a productive, dark gray class 3 soil (Whitewood to Waitville associations) with a loam texture. The parcels are predominately cultivated and in crop production. SE 12-51-13-W3 has a low-lying draw that can potentially fill with water in wetter years, otherwise the parcel has 155 seedable acres. Spring 2020 possession available.
NW 1-51-13-W3 is cut by an abandoned rail line. There is a vacant yard site in the NW corner that possesses an old barn and 5 smaller steel grain bins. The portable steel bins are optional. SE 4-51-13-W3 Approximately 75 acres of the north end are currently in hay production and are cross fenced from the seeded acres. These arable acres could be brought back into crop production with minimal investment. There is a bin yard just off highway #3 that hosts 5 smaller steel grain bins that are optional.

2) Timber, Pasture & Hay
This 9-parcel block presents a tremendous opportunity for the recreational enthusiast. It features highway #3 access and is only a half mile from the provincial forest reserve. It has many a variety of components.

Timber: All parcels are rich with mature spruce timber, some parcels more than others. Timber has been harvested in the past and is now approaching a maturity in its production cycle where it is ripe for harvest. The satellite photos show past logging paths. Loggers are attracted to this timber due to its quality, easy access and proximity to mills. The owners have turned down recent opportunities to sell the timber leaving that decision to the future owner.

Hay: The NE 4 has approximately 75 arable acres currently in hay production. The SAMA field sheet on NE 4 indicate there are only 35 arable acres. Therefore, the parcel is considered under-assessed for the level of arable acres (40 acs). Although this parcel is described in the pasture component, it is quite reasonable for it to be broke up and brought back into crop production.
SAMA states the S½ 8 has approximately 115 acres of hay. The owner states it is closer to 100 acres. The hay acres are fenced so they can either be hayed or grazed depending on the livestock producer’s management style.

Grazing: There is fencing around the perimeter of this block with some cross fencing. As there is no fence on the east side of section 5, the owner fences off the road running north-south during the grazing season. There is some newer fencing along the north end of SW 9. The south side of SW 8 has heavier posts with double fencing along the property line.
There is adequate water for grazing purposes. In addition to permanent sloughs there are dug outs located on SW 4, NE 4 and SE 8. A small railed catch pen is located on the south end of SW 4 not too far from highway #3. SAMA indicates the SW 9 is all aspen trees, however, it is estimated there is approximately 80 open acres of pasture grazing. This parcel is considered under-assessed.

Gravel: The SE 8 has a seam of gravel in it. The amount or quality is unknown to the seller. The seller is willing to let potential buyers perform test holes to obtain their own estimations as part of their due diligence.

There is an old yard site located on the SE 8-51-13-W3. There are no improvements of value.

Possession of this block is available October 31, 2020. The seller will operate this part of the property for one more production cycle. The seller is willing to pay a purchaser rent for 2020 if a purchase is completed prior to possession.
